Are We Really in a Housing Bubble?

Are we in yet another housing bubble? The Case-Shiller chart I posted yesterday suggests we probably are: housing prices may not be at their previous 2006 peak, but they’re nonetheless far higher than their historical average.

But wait. What about interest rates? Low interest rates mean lower monthly payments, and that’s what really matters, not absolute prices. This is true enough, but how low are real mortgage rates? That is, mortgage rates adjusted for inflation. This low:

Historically, the average real 30-year fixed mortgage rate is a hair above 4 percent. Right now it’s at 3.5 percent. In other words, mortgage rates aren’t really all that low. This suggest that historically high home prices also mean historically high mortgage payments.

But there are other ways of looking at this. For example, total mortgage debt as a percent of GDP has retreated to 2002 levels and isn’t rising. Mortgage debt service as a percent of household income is low and declining. Both of these are good signs.

On the other hand, these are aggregate numbers that include everyone with a mortgage. It would be better if we could see them just for new buyers, but I don’t know where to find that. And if you look at the price-to-rent ratio, which is usually a good harbinger of housing bubbles, it’s been rising since 2012 and is now at 2004 levels. That’s not so good, and if we get to 2005 levels we should start being scared.

As usual, there are a lot of ways of looking at this, which is why different people will give you firm but very different opinions about home prices. Personally, I think the evidence suggests we’re in another bubble. But I might be wrong.

Jon Ossoff Does Well in Georgia 6th, But Still Headed for a Runoff

Most of the votes in the Georgia 6th congressional district special election have been counted, and Democrat Jon Ossoff is headed to a runoff after failing to win more than half the vote. But he came close! And it just goes to show what a good candidate could have done in the presidential election. It’s too bad Democrats were stuck with Hillary Clinton, who ran such a terrible campaign and got stomped.

I’m not quite sure what prompted this, but who cares? I will never forget that FBI Director James Comey was responsible for Donald Trump, and here’s yet another example that illustrates this:

After the release of the Comey letter, Trump’s favorability shot up six points. It’s dipped slightly since then, but only by a few hairs. In over a year of campaigning, only one thing had a serious impact on the presidential race. James Comey.

This is Hilbert taking a look at the outside world as Marian and I returned from a walk. He was so thrilled to see us that we couldn’t stop him from jumping down and following us. This is bad, bad, bad, and in the end Marian had to pick him up and carry him the rest of the way home, just to make sure he didn’t start getting any ideas. Backyards good. Outside world bad.

The problem with the outside world is that it’s sort of like heroin: once you get a taste you want more and more, and you end up like this cat. “Terrific stuff by the cat!” says the announcer in the video, and it surely is. Nonetheless, the cat spent the rest of the night cowering behind the center field wall, trying to figure out how to escape. Let this be a lesson to all housecats: There’s no place like home.

Michael Goodwin asked President Trump if he still had confidence in Steve Bannon. Here’s what he said:

I like Steve, but you have to remember he was not involved in my campaign until very late….I’m my own strategist.

Bravo! The usual schtick in DC is to swear undying support for someone right up until the moment you stick a shiv in his gut. This is an improvement. I look forward to further candid assessments of his own team from President Trump.

Trump Bombs Syria

Trump has launched a few dozen cruise missiles at Syrian airfields—in particular, at the airfield that Assad used to launch the chemical attack earlier this week. So far, this is standard stuff for presidents who want to “send a message.” Cruise missiles cause some damage but don’t endanger any American lives. We’ll see if Trump takes things any further.

Marco Rubio is on my TV right now calling this a great thing. “It’s not a message, it’s an actual degrading of their capabilities.” If Obama had done something like this, Rubio would have contemptuously called it a pinprick.

Here is Hilbert in one of his favorite places, up on the patio cover. He is, as usual, puzzled about why one of his servants is constantly pointing some big black thing with a shiny eye in his face.

This is, by the way, the sharpest picture you’ve ever seen of Hilbert. Here at MoJo, mobile users have outpaced desktop dinosaurs like me for a while, and we’re eventually planning to cater more to this crowd by featuring higher resolution photos. I’ve decided to get a head start and give it a try. For the past few days, all my homemade photos and charts have been displayed in high res.

The upside, of course, is that everything looks better if you’re using a high-res device like a smartphone or—especially—a tablet with a retina display. My charts look great! The downside is that high-res images are considerably bigger, so if you’re on a slow mobile connection it might take a few more seconds for everything to load. And if you’re using a low-res desktop monitor, you won’t notice much difference at all. Comments welcome.

Stephen Colbert Mocks Donald Trump’s "Clean Coal" Promise

On Tuesday, President Donald Trump moved to effectively erase Barack Obama’s record on climate change, by signing an executive order to roll back federal regulations aimed at protecting the environment and curb the effects of global warming. Hours later, Late Show host Stephen Colbert took the president to task for “repealing the environment,” and specifically mocked Trump’s promise to deliver on “clean coal.”

“I know clean coal sounds like an oxymoron, but so does ‘President Trump,'” he said, prompting loud cheers from the audience.

Colbert then turned to a special guest to provide a succinct summary of the controversial order: “You are not legally required to give a hoot, so go pollute. Fuck the planet!”

I really don’t know if this is a justified line of attack, but hoo boy, this is a headline you really don’t want to see about a cabinet nominee:

Labor Secretary is turning out to be a little like being the drummer for Spinal Tap. The previous one not only had to withdraw under a hail of criticism, but he even lost his old job in the process. Now we’ve got a guy accused of going soft on child rapists. Maybe it’s time for Donald Trump to take this whole vetting thing a little more seriously.

This little girl looks…worried? Dismayed? Unsure? Maybe all those things. She had just been playing with her little sister and sort of “helped” her into a nearby fountain. Dad was nearby and didn’t seem especially concerned about the whole thing, but she doesn’t know that yet as she surveys the damage. She is not yet sure what the future holds for her.
